Home Loan Basics: EMI, Tenure and Interest Rate Explained
repayment plan. Planning a home loan? Understand EMI, interest rates, tenure, lender charges and the questions to ask before choosing a
A home loan can help a buyer spread the cost of a property over time, but the loan amount should fit the household’s
finances rather than simply match the lender’s maximum eligibility. Before applying, review your savings, regular
income, existing obligations and likely expenses after moving into the property. Remember to budget for the down
payment, stamp duty, registration, legal costs, moving and furnishing, since these expenses may not all be covered
by the loan.
Compare lenders using more than the advertised interest rate. Ask about processing fees, legal or valuation charges,
repayment options, prepayment conditions and how the interest rate can change. A fixed-rate arrangement and a
floating-rate arrangement may work differently depending on the lender’s terms. Read the offer documents carefully
and ask the lender to explain any condition you do not understand. A pre-approval or eligibility estimate is not a
guarantee that every property will be accepted as loan security.
Your EMI depends on the amount borrowed, interest rate and repayment tenure. A longer tenure may reduce the
monthly instalment but can increase the total interest paid over the life of the loan. A shorter tenure may cost more
each month while reducing the time over which interest accrues. Compare realistic scenarios and leave room for
unexpected expenses or changes in income. Avoid planning your budget around the assumption that rates or
earnings will remain unchanged forever.
Before signing, understand the repayment schedule, consequences of missed payments and the documents the
lender requires. Check that the property itself has the necessary documents and approvals, because the lender’s
process does not replace your own due diligence. A home loan is a long-term commitment; choose a repayment plan
that is sustainable, not merely one that allows you to purchase a more expensive property.
